With a local council, we built a pre-check assistant for its planning and building assessment team. It reads each application’s drawings and documents and lays out the measurements, gaps and inconsistencies before an officer opens the file.

Challenge

Before any planning judgement, officers spend hours inside large PDF packages: measuring setbacks and areas, checking that drawings are complete, and finding where one drawing contradicts another.

Planning rules sit across many instruments and documents, and every finding has to be traced back to its source.

Solution

Measured from the drawings. The assistant extracts setbacks, floor areas, site coverage, deep soil, heights and shadow footprints, and flags missing information and conflicting annotations.

In the tools officers use. Results come back as marked-up drawings and summary tables that officers can edit.

Traced to the source. Every row traces back to the drawing page and the planning control it relates to. Officers stay in charge of every assessment; the assistant organises what is already in the application.
